Developer looking at building student accommodation above Southwark station

Helical has said it is hoping to start work on the last of its three deals to build overstation developments above London Tube stations by spring next year.

The firm was appointed preferred developer by Places for London, TfL’s property company, to work on new schemes planned above underground stations in the capital two years ago.

Last year, McLaren won a £100m scheme to build new office space designed by Fletcher Priest over Bank Tube station in the City of London.

How the AHMM scheme above Southwark tube will look

Earlier this month, Mace picked up a £200m deal in Paddington designed by Grimshaw and this morning, in a trading update, the developer said work on a job above Southwark tube station will start in Q1 next year.

The scheme by AHMM is for a 15-storey building on the station’s roof and a nine-storey affordable housing scheme on an adjacent site. It was given planning in the spring.

The job, which will contain 429 student rooms and 44 affordable homes, replaces consented plans for a 17-storey office tower above the station and a neighbouring 14-storey council housing block.

Helical said: “Heads of terms have now been signed for the forward funding of the scheme. It is intended that contracts will be exchanged later in the summer.â€

It added: “Work is expected to commence on site in Q1 2026 upon receipt of gateway 2 approval and the accommodation will be available for occupation in 2028.â€

McLaren is already on site with a separate Helical scheme – a £90m deal to overhaul Brettenham House at the north end of Waterloo Bridge. This job is due to finish by summer next year, the developer said.
