Job is one of three being planned at London tube sites by developer Helical

Mace has won the next scheme in Helical’s plan to build new offices above Tube stations in the capital.

The firm is understood to have beaten McLaren for the Paddington Overstation Development, located by Grand Union Canal and close to the Elizabeth line station.

The scheme, which is understood to be worth between £180m and £200m, has been designed by Grimshaw and features a 21-storey building running to 34,000 sq m with work set to start at the beginning of next year.

Client on the job is Platinum Paddington, a joint venture between Helical and Places for London, TfL’s property company.

Called the Triangle Development Site, the site on Bishop’s Bridge Road has a planning history dating back to a consent in 2003 where the plot was owned by the then Railtrack with previous plans including one for a 15-storey scheme by Hammerson nearly 20 years ago.

Helical was appointed preferred developer by Places for London to work on new offices planned above three Tube stations in the capital two years ago.

Last year, McLaren won a £100m scheme to build new office space over Bank tube station in the City of London.

That eight-storey scheme has been brought up to date by Fletcher Priest, having been given permission more than a decade ago when the architect was Weston Williamson.

The third scheme Helical is developing is AHMM’s plans for a student accommodation scheme above Southwark station after proposals for an office tower on the site were scrapped.

The revised scheme for a 15-storey building on the station’s roof and a nine-storey affordable housing scheme on an adjacent site was given permission in the spring.

The new scheme, which will contain 429 student rooms and 44 affordable homes, replaces consented plans for a 17-storey office tower above the station and a neighbouring 14-storey council housing block.
