Swiss Cottage scheme had previous 2016 consent which was never completed
Camden council has approved Regal’s plans to revive a long-stalled tower scheme in north London.
Planning permission for a 24-storey scheme at 100 Avenue Road, above Swiss Cottage tube station, was previously granted in 2016.
Demolition and basement works were completed on the site but above ground construction stalled under the ownership of Essential Living.
Regal bought the site in March last year and brought forward revised proposals, designed by Cartwright Pickard.
The new plan, now approved by the local authority, retains the original building’s height and massing but has added two floors, bringing the number of homes up from 184 to 237.
This includes 70 affordable homes across social, affordable rent and intermediate tenures.
Revisions include the addition of a second staircase and a reworked brick facade.
Regal will act as developer and contractor on the site.
The council also approved another Regal-led scheme in the borough. The developer was granted permission to deliver a PBSA-led development at 33–35 Jamestown Road and 211 Arlington Road in Camden Town, in joint venture with 4C Group.
This development, which was designed by Morris + Company, will deliver 178 student bedrooms, 27 affordable homes and more than 3,600 sq ft of commercial space, wrapping around a 19th-century pub.
