Sunniside up: Sunderland Housing Group is converting a Sunderland landmark into this development of 40 flats for private sale. The 160-year-old Mowbray Park Hotel has been acquired by Emperor Property Management, a wholly owned subsidiary of the stock transfer landlord. The £6m project is part of Sunderland's regeneration of the Sunniside district.

Sunderland expects the conversion to be completed by 2006 and will plough profits back into its affordable homes programme.
